Flipping
Flipping is an investment operation, so it begins with numbers rather than with a moodboard: what the property can be bought for, what it will cost to change, and what the market will pay for the result.
From there we run the whole cycle — audit, design, specification, engineering and finishing works, commissioning, cleaning, photography and, if you want it, the sale itself.

Preliminary stage
- Help in selecting a property suitable for flipping (optional)
- Remote preliminary assessment of the investment required, based on the photo and video materials provided and on the location of the property
- Assessment of the investment volume and of the property's maximum and minimum margin, informed by a broker's analysis
01 / Stage 1
Preparation
- 3D scanning of the property
- A meeting at the property for a physical assessment of its condition, with a comprehensive audit involving an engineer and technical specialists
- Formation of the brief for the property
- Selection of references for the future project to define its stylistic direction
02 / Stage 2
Approval of the work plan and the preliminary budget
- Following the site visit, a work plan is drawn up around the need to change the existing layout or the engineering systems
- Formation of a preliminary delivery budget reflecting the options for change agreed with the client
03 / Stage 3
Design and the consolidated specification
- Development of the furniture and equipment layout plan
- 3D visualisations of the property
- Development of the design album: the main set of drawings, and the drawings for furniture and bespoke joinery
- Calculation of the final project budget from the agreed work plan, layout solution and 3D visualisations
- Selection of suppliers and of every finishing and decorative element, followed by an electronic project specification
- Preparation of the final delivery estimate, and optimisation of the project against the budget (optional)
04 / Stage 4
Delivery
- Support in obtaining access permits and approvals from the management company or the developer for carrying out the works, and preparation of the necessary documentation
- The full set of services for delivering and supervising the engineering works
- The full set of services for delivering and supervising the finishing works
- The full set of services for supplying the property with the rough and finishing materials required for the works
05 / Stage 5
Handover and preparation for sale or letting
- Technical and final commissioning of all the engineering systems
- Organisation of professional cleaning
- Preparation and supervision of a commercial photoshoot
- Organisation and supervision of a professional photoshoot (optional)
- Full-cycle support of the sale of the property (optional)
Important. The scope of the design stage depends on the complexity of the property and on the solutions agreed with the client. The outcome of the work is a property ready to be sold or let, with photographs prepared for the listing, plus support through the sale or the letting of the property.
